Everett Real Estate Market Update: August 2019

Every month we like to take a look at how the Everett real estate market is trending.* Let’s jump in and check out last month’s numbers for July 2019:

For comparison, let’s compare that to the previous month, June 2019:

Quite a change in prices… From June 2019 to July 2019:

  • Average sales price went from $449,000 down to $415,000.

  • Average number of days on market hardly budged, going from 17 days up to 18 days.

  • The average number of homes sold went from 234 dropping slightly down to 218.

The change in average sales price was definitely the most notable. With a decrease of $34,000, or nearly 8%. That makes for quite a volatile month.

For broader perspective, let’s compare to this time last year, July 2018:

Here’s where those volatile price changes start to feel less crazy. From July 2018 to July 2019:

  • Home prices only went up $2,000 going from $413,000 up to $415,000.

  • Average days on market slowed slightly, going from 15 days up to 18.

  • The number of homes sold barely changed at all, going from 219 down to 218.

The year over year comparison reveals that the market hasn’t changed much over the last year. The market is still strong and prices are holding.

Big picture, with the Puget Sound Regional Council predicting 88,000 more residents in Everett by 2050, we’re surely only going to see increased demand in the coming years for more housing in the greater Everett/Snohomish County area.
