Everett Real Estate Market Update: September 2020

Happy September!

Every month we like to take a look at how the Everett real estate market is trending.* Let’s take a look at last month’s numbers, August 2020:

For comparison, let’s look at the previous month, July 2020:

From July 2020 to August 2020:

  • Prices increased an average of $12,000 per home.

  • Average days on market decreased from 20 to 16.

  • The number of homes sold decreased from 230 to 216.

Overall, the market continues to pick up. Even though slightly fewer homes are selling, with homes selling faster and for more money, the high-demand for housing is clear.

For a broader perspective, let’s compare to this time last year, August 2019:

Comparing August 2019 to August 2020:

  • Prices increased from $430,000 to $496,000.

  • Average days on market decreased from 18 to 16.

  • The number of homes sold increased from 213 to 216.

Comparing year over year home prices are undoubtedly the most significant change. With homes increasing an average of $66,000 over the year, that’s over a 15% increase! How’s that for a bump in net worth?
