Everett Real Estate Market Update: April 2021

Happy April!

Every month we like to look at how the Everett real estate market is trending.* Let’s take a look at last month’s numbers, March 2021:

For comparison, let’s look at the previous month, February 2021:

From February 2021 to March 2021:

  • Prices increased an average of $44,000 per home (Whoa!).

  • Average days on the market decreased from 16 to 11.

  • The number of homes sold increased by 48 or 37%.

Most notably, prices increased $44,000 per home on average. This may be the largest price increase we’ve seen in a single month ever. Naturally, homes also sold considerably faster; 31% faster than in February to be exact. With the market so red hot, apparently, it really is officially Spring.

For a broader perspective, let’s compare to this time last year, March 2020:

Comparing March 2020 to March 2021:

  • Prices increased $105,000.

  • Average days on market decreased from 16 to 11.

  • The number of homes sold increased by 25.

Comparing year over year, once again the most remarkable change has been the extreme increase in prices. With prices increasing over $100,000 per home on average. That’s an increase of nearly 24%, which is astounding for a single year. One factor that is likely driving increased demand is the fact that many people have started working remotely, allowing them to be less tied to larger cities, such as Seattle.
