Everett Real Estate Market Update: October 2022

Happy October, fall is officially here!

Every month we like to look at how the Everett real estate market is trending.* Let’s take a look at last month’s numbers, September 2022:

For comparison, let’s look at the previous month, August 2022:

From August 2022 to September 2022:

  • Prices decreased on average by $15,000 per home.

  • Average days on the market increased from 19 to 22.

  • The number of homes sold decreased by 11 to 160.

From August to September, once again, the Everett market has continued to slow. With fewer homes selling, homes taking longer to sell, and homes selling for less money, all signs are pointing toward a continued shift of a stronger buyers market.

For a broader perspective, let’s compare to this time last year, September 2021:

Comparing September 2021 to September 2022:

  • Prices increased by $45,000.

  • Average days on market increased from 10 to 22 days.

  • The number of homes sold decreased from 242 to 160.

Comparing year over year, while prices are still up considerably, homes are taking over twice as long to sell and fewer homes are selling overall.
