Every month we like to look at how the Everett real estate market is trending.* Let’s take a look at last month’s numbers, August 2022:
For comparison, let’s look at the previous month, July 2022:
From July 2022 to August 2022:
Prices decreased on average by $38,000 per home.
Average days on the market increased from 13 to 19.
The number of homes sold increased by 1 to 171 sales.
From July to August, the Everett market has continued to calm down. With average prices dropping nearly 6% and the average number of days on market increasing by almost 50%, the strong seller’s market we’d been seeing for so long certainly seems to be continuing to shift.
For a broader perspective, let’s compare to this time last year, August 2021:
Comparing August 2021 to August 2022:
Prices increased by $28,000.
Average days on market increased from 9 to 19 days.
The number of homes sold decreased from 256 to 171.
Comparing year over year, while prices are still up a bit, homes are taking over twice as long to sell. And with more than 33% fewer homes selling overall, it is clear buyer demand has decreased.
