Everett Real Estate Market Update: April 2020

Happy April, it’s officially Spring!

Every month we like to take a look at how the Everett real estate market is trending.*  Let’s take a look at last month’s numbers, March 2020:

For comparison, let’s look at the previous month, February 2020:

From February 2020 to March 2020:

  • Prices rose by an average of $10,000/home.

  • Average days on market went from 20 to 16.

  • The number of homes sold went from 125 to 152.

  • So all-around, the Everett market did improve in March. Even despite the Covid-19 epidemic, the market tightened up across the board. Homes are still selling!

For broader perspective, let’s compare to this time last year, March 2019:

Comparing March 2019 to March 2020:

  • Prices went from $398,000 to $438,000.

  • Average days on market went from 33 to 16.

  • The number of homes sold went from 155 to 152.

Definitely some more noticeable changes there. Over the last year, prices have jumped an average of $40k, and homes have sold twice as fast. Will the market continue increasing despite the Covid-19 epidemic? We’ll be back next month to let you know.
