Everett Real Estate Market Update: June 2020

Wow! June, so soon. 

Every month we like to take a look at how the Everett real estate market is trending.*  Let’s take a look at last month’s numbers, May 2020:

For comparison, let’s look at the previous month, April 2020:

From April 2020 to May 2020:

  • Prices dropped very little, only by an average of $2,000/home.

  • Average days on market decreased from 14 to 11.

  • The number of homes sold increased by 1, from 126 to 127.

Overall, things barely budged! The biggest change, ratio-wise, was homes selling over 20% faster. Fewer sellers seem to be listing their homes, so the homes that are getting listed seem to be going quick. 

For broader perspective, let’s compare to this time last year, May 2019:

Comparing May 2019 to May 2020: 

  • Prices increased from $429,000 to $447,000.

  • Average days on market decreased from 19 to 11.

  • The number of homes sold decreased significantly from 219 to 127.

Wow, compared to this time last year homes are selling nearly 40% faster while the number of homes selling dropped more than 40%. Yet again, we see a decreased supply increasing demand. Prices rose just over 4%.
