Everett Real Estate Market Update: October 2021

Happy October!

Every month we like to look at how the Everett real estate market is trending.* Let’s take a look at last month’s numbers, September 2021:

For comparison, let’s look at the previous month, August 2021:

From August 2021 to September 2021:

  • Prices decreased an average of $32,000 per home.

  • Average days on the market increased by 1 day.

  • The number of homes sold decreased by 14

From August to September the Everett market certainly mellowed with average prices dropping over 5%. The trend we were seeing prior to July with prices and the number of homes sold starting to dip is continuing. Perhaps homes sales are transitioning into the fall/winter/holiday season a bit earlier than usual this year.

For a broader perspective, let’s compare to this time last year, September 2020:

Comparing September 2020 to September 2021:

  • Average prices increased $56,000 per home.

  • Average days on the market decreased from 16 to 10.

  • The number of homes sold decreased by 36.

As per usual, we see the biggest changes occurring year over year. The market has predominantly increased over the last year, with average prices up over 11% and homes selling on average 37% faster. The number of homes sold this September was down from last year, though.
