Everett Real Estate Market Update: July 2021

Every month we like to look at how the Everett real estate market is trending.* Let’s take a look at last month’s numbers, June 2021:
For comparison, let’s look at the previous month, May 2021:
From May 2021 to June 2021:
Prices decreased an average of $7,000 per home.
Average days on the market barely changed, going from 7 to 8.
The number of homes sold increased by 48.
Overall, May to June was fairly stable. The biggest change was in the number of homes sold, which increased over 20%. Prices had increased rapidly the month before, so it was good to see prices trending downward, even if it was just a pinch.
For a broader perspective, let’s compare to this time last year, June 2020:
Comparing June 2020 to June 2021:
Average prices increased $140,000 per home.
Average days on the market decreased from 19 to 8.
The number of homes sold increased by 56.
As always, we see the biggest changes comparing year over year. Clearly the market has heated up immensely this last year. Most notably, average prices increased over 30%. A higher quantity of homes selling, and those homes selling faster, are simply by-products of the ever-increasing demand we’re seeing from hungry home buyers.
