Everett Real Estate Market Update: September 2021

Happy September!

Every month we like to look at how the Everett real estate market is trending.* Let’s take a look at last month’s numbers, August 2021:

For comparison, let’s look at the previous month, July 2021:

From July 2021 to August 2021:

  • Prices increased an average of $13,000 per home.

  • Average days on the market didn’t budge at all, sticking at 9 days.

  • The number of homes sold increased by 14

Overall, from July to August the Everett market picked up just a little. Continuing the trend we were seeing prior to July where we saw prices and the number of homes sold start to dip. In general, for now, the market seems to be settling into its groove with average home prices in Everett sticking in the high $500s.

For a broader perspective, let’s compare to this time last year, August 2021:

Comparing August 2020 to August 2021:

  • Average prices increased $90,000 per home.

  • Average days on the market decreased from 16 to 9.

  • The number of homes sold increased by 40.

As always, we see the biggest changes occurring year over year. The market has clearly increased over the last year, with average prices increasing over 18%. Not to mention homes selling on average almost 44% faster, and 19% more homes selling overall. While the market may continue to ebb and flow in the short term, it is still overall red hot.
