Everett Real Estate Market Update January 2022

Every month we like to look at how the Everett real estate market is trending.* Let’s take a look at last month’s numbers, December 2021:

For comparison, let’s look at the previous month, November 2021:

From November 2021 to December 2021:

  • Prices increased an average of $2,000 per home.

  • Average days on the market decreased from 11 to 14.

  • The number of homes sold decreased from 183 to 167.

Overall from November to December, the market hardly budged. Prices barely increased and homes took just a few extra days to sell in the month of December. Perhaps the largest change month over month, 16 fewer homes sold. The market really is holding steady.

For a broader perspective, let’s compare to this time last year, December 2020:

Comparing December 2020 to December 2021: 

  • Prices increased $86,000 per home on average.

  • Average days on market decreased from 25 to 14.

  • The number of homes sold decreased from 207 to 167.

As usual when comparing year over year, here is where we see the bigger changes. Home prices in Everett increased an average of nearly 18% and they sold 44% faster compared to last year. Significantly fewer homes sold this December, but that is most likely related to not having enough inventory supply. Housing demand in Everett is holding strong.
