Everett Real Estate Market Update April 2022

Every month we like to look at how the Everett real estate market is trending.* Let’s take a look at last month’s numbers, March 2022:

For comparison, let’s look at the previous month, February 2022:

From February 2022 to March 2022:

  • Prices increased an average of $39,000 per home.

  • Average days on the market decreased from 9 to 8.

  • The number of homes sold increased from 111 to 193.

Spring has certainly seemed to have sprung! This is the first time we’ve seen Everett’s average sales price break $700,000. Also notable, over 73% more homes sold in March than in February. All signs are pointing upward.

For a broader perspective, let’s compare to this time last year, March 2021:

Comparing March 2021 to March 2022: 

  • Prices increased an average of $164,000.

  • Average days on market decreased from 11 to 8.

  • The number of homes sold increased from 177 to 193.

Reviewing year-over-year, price increases are the biggest change. On average, homes increased in value over 30%. Homes also sold about 27% faster this March than they did last year. And more homes sold overall. Buyer demand remains high, maintaining a strong seller’s market.
