Everett Real Estate Market Update: October 2020

Every month we like to take a look at how the Everett real estate market is trending.* Let’s take a look at last month’s numbers, September 2020:

For comparison, let’s look at the previous month, August 2020:

From August 2020 to September 2020:

  • Prices increased an average of $2,000 per home.

  • Average days on the market stayed the exact same.

  • The number of homes sold increased from 216 to 278.

Despite everything happening in the world right now, the Everett market continues to trend upward. The most notable change was the increase in the number of homes selling. With nearly 30% more homes selling, this is likely an indication of more homeowners listing their homes for sale while demand is so high. This is likely why average prices and days on market hardly budged. 

For a broader perspective, let’s compare to this time last year, September 2019:

Comparing September 2019 to September 2020: 

  • Prices increased from $425,000 to $498,000.

  • Average days on market decreased from 29 to 16.

  • The number of homes sold increased from 200 to 278.

Comparing year over year it’s clear the Everett market has increased exponentially. Average home prices alone increased a whopping 17%. Homes sold nearly twice as fast and well over 30% more homes sold.
